I have checked crime stats in the area and price ranges via zillow, property shark, trulia, etc. The houses all are within the same price range or higher. To me it seems like it is a "bad" area because it is mostly black and spanish ppl in the area. I am not saying she is raciest but thats why I think she said it was bad. Crime commited is mostly burglery no other crimes compare to that. I even drove the area by myself (8mths pregnant and with a toddler) and browsed around the neighborhood. If I put myself at "risk" then she can put herself at "risk" too. Also, she shouldn't put 2 other areas I wanted to look at down too. If I can't afford to live in a snooty town then don't put down the towns I am looking in.

Default You don't need a buyers agent...

Honestly, you've done a lot the work yourself already. I assume you can also look up the recent sales data, and verify attendance ares for schools and other info that would be germane to any offer you would make. In such case there is no compelling reason to have a buyer's agent. I imagine you are comfortable negotiating on your own too.

Just call the listing agent directly and arrange for viewings.

Did you call the broker yet and ask to be let out of the contract?

You took the words right out of my mouth. Buyers are usually advised to check crime stats because the agent is not allowed to talk about neighborhood crime levels.

From the rest of what you have said, I would have to agree. It sounds like this is just not the agent for you. They are definitely treading some legal lines as far as steering goes. Whether or not they crossed them would depend upon their exact wording and intention, but it sounds like they did.

Anyway, as for firing the agent, I stick with my original advice.

If your fiance will be buying the house by himself, you don't need to do anything else. Either tell the agent you won't be buying a house after all, or just stop communicating with them.

If, however, you are going to be on the loan and the deed with your fiance, you still need to get the current agreement cancelled with the broker. You will technically be buying a house, and you agreed to buy through this agent. If you don't, the agent could come back at the closing and demand a commission for the house you end up buying. Alternatively, you could wait until the current buyer's agreement expires before closing on anything.

It may not be right, but it is a legally binding agreement. You can't break it unilaterally (means that both parties have to agree to break the contract, not just one)

Don't take legal advice from the internet. If it comes to that, contact an attorney. Different states have different laws and different contracts have different clauses. You may very well be able to break this contract unilaterally. Many service contracts have a clause that says if you're dissatisfied for any number of reasons, the contract can be terminated. And nonperformance or illegalities are definitely cause for termination of a contract in most states/jurisdictions/instances.
