so my fiance and i are potentially puting an offer in on a home. it is in waterbury,ct where the mill rate is high 39. the house we love, it is 159k and listed at 1700 sq ft which we no it is not unless counting unfinished basement space and attic (its probly 1300 sq ft at most). they are saying taxes are 5900. which is outrageous other homes in the are are around 4000.

my realtor is looking into comps in are and what city has on file for sq ft. he said since we don't own home yet we can't dispute it and idk if the people who live there would, doubt it. for them saying it is bigger is a selling point i'm sure even though wrong.

any advice?

wow waterbury tax is high! im in ct too.. winchester a little north of waterbury, my house is for sale, and the last people that looked at my house said they loved it but were freaked about my taxes... they were listed at 5800 but actually are 4200, mill rate was estimated,so it might be an estimate. my house is 2000 sq ft and the taxes are 4200,not sure of the mill rate though,but thats a big difference. wow.
how much land does it have? mine is also listed 100k more than that one.

it has .23 acres, i know it's ridiculous we are talking 400 a month!

i actually had a couple come thru my house not that long ago from waterbury and they said that they couldnt believe what we had for the price, that you couldnt touch this in waterbury,they were bummed because it was so far out.. its not as far as they thought. lol. they went the wrong way! were not far from burr pond. if you know where that is. lol.... CT is soo expensive.. and its sooo hard to sell in this economy..
the taxes do make a big diff in the mortage.. and esp for no land.. i hope you find something..
