Strong possibility that something is ripped / rusted and that is were the dirt / odor are entering the system.

Many homes have the ducts run through a portion of "un-conditioned space" and that is often the HARDEST to get to and the most likely to fail! Even wet leaves can get blown into such a space and really give a funky odor to the whole system.

If you can find a company that has the remote cameras they can probably pin-point the problem.

Might not be too costly but lots of labor to get to the bad section!

UPDATE:

Hubby cleaned the drip pan with a bleach solution - and that seems to have killed the mildewy smell. At least so far. He ran the AC the other day to test it out and there was no noticeable smell.

He should also check and verify it is draining properly. Mildew and smells generally require standing water...which says it is not draining right. Just poor in a half gallon and make sure it drains.

I would also consider purchasing a home warranty that covers your HVAC, it can cover you for the listing period and a year after the closing. Ask your agent if they offer one.

He told me when he checked the drainage pan, there wasn't standing water in it, just residue of water but he said it did smell really mildewy. Do you still think he needs to test it?

If the odor comes back...then check it. Make sure the pan is draining freely...
