We live in DFW TX area--have 20+ yr old home we still own although we have bought/move in to another home just 3 mi away...
we knew we would need to do updating/repairs before putting home on market and with market so slow we were not in hurry to do that...
we were considering whether to sell or lease to our son but that is not going to work out so house needs to go on market...

Carpet needs to be replaced and I would love to just stain the concrete slab and go with that vs tile or new carpet...wood would just be too expensive an upgrade...

what is general perception of homes with stained concrete flooring?
this home is about 25 yrs old--2650 sq ft--mainly 1 level with game room upstairs--so concrete won't be up there--
exterior is not very contemporary or traditional--the kitchen and utility room have a tile floor that is sort of terra cotta ceramic tile (not pavers)...

the LA and bedrooms have white trim and light beigy wall color--
we also will have all interior painted and probably take out the popcorn ceilings

I have seen stained concrete in some new construction we viewed but it is not that much in use...I know some people do not want carpet because of allergies/upkeep but I think tile choice is irrevocable if buyers don't happen to like it--
while buyers can live with wrong but neutral carpet color for few years before changing it out on their dime...

anyone here from DFW area?
this home would be priced in 215-240K range probably--just depends on what we do w/remodeling

Could you post pictures? I would have to see the house to see if I thought stained concrete would work. If the floor plan is open with a lofty feel then it just might work, especially, if you stage it with some neat area rugs.

However, if the floor plan is traditional then it might not work so well. It all just depends on how you update the rest of the house.

What is typical for your neighborhood? A seasoned real estate agent with knowledge of local homes should be consulted.

I cannot imagine stained concrete flooring in a 20 year SF home. If anywhere, it belongs in a loft like condo, in an urban enviornment.

Ouch! I would factor in the cost of adding flooring in my offer, personally. I can't imagine anyone (especially a family who would be most of your market in a >2600 square foot home) would want a concrete floor. But then, I'm not in DFW, either.

Personally, I would just list it with a "credit towards new flooring". The thing is everybody has different ideas on what kind of flooring is best suited for them, and you could very well be spending money for nothing.

Let the buyers make the decision. How much you offer will most likely be negotiated anyways, as there are huge differences between basic carpet vs. solid hardwood.

Do you have a budget price per square foot? If the house is traditional, I would definitely avoid a concrete floor.
