Question Does this seem strange....

I've got a couple of questions so stay with me....

My husband and I are set to close on Aug 7th. We are finalizing our documents today to have them sent over to the USDA for final approval. When we got our final GFE I noticed that our money due back at closing had dropped $300. My husband called our LO after we noticed that the Home Inspection(which we already paid) and survey (more about that later) are listed as a closing cost. The LO said that they (LO and our buyers agent) were in talks with the seller (which they didn't tell us about until now) to get them(the seller) to pay more money for closing. But the LO assured us that if they don't that she'll remove the items from the total and the money back at closing with return to the original amount. Does that make sense??

Question two. When we original set about to have the survey done we had decided to pay it outright with money we had. Our agent talked my husband into adding it into our closing cost but didn't explain to him what that meant. I called to clarify her point and told her to let me talk it over with him and to leave it added as closing and we'd get back to her. Today we get an email from her saying that she told the survey company to cash the check but if we wanted to leave it in the closing to let her know.

My husband is afraid to say anything since we are so close to closing on the house and I think that it's our loan so we need to speak up and make sure things are done correctly without any shadiness.

You will either pay for it at closing or before (as in POC or paid outside of closing.) Nothing shady about it.

You are getting an estimate of all closing costs, not a accurate reflection of costs actually or shall be paid!

If you already paid for the home inspection, then it should either be completely left out or listed as "POC" Paid Outside Closing.

I'm confused about the survey part... can't help you out there.

It is very common for your Realtor to be speaking to the sellers, actually to their agent unless they dont' have one or is incompetent. They need to coordinate details to get your home closed on.

Thanks for your attempt to answer my question.

Maybe I wasn't clear on my question. The item in question are NOT listed as POC. They are listed as paid by seller. We've already paid the item's in question.

Now do you understand?

An estimate is just about worth the paper it's written on.
