Even if you look way out nearer to Oregon you are not going to find much in that price range that is 4 bedrooms and over 2500 sq ft.

This place is way more and it is one of the better value; 1716 Kristin Way, McKinleyville

Check out Chula Vista, CA. It's right outside of San Diego. Plenty of nice homes that size for that price there. And that's a nice area, good schools, etc.

There are indeed at least 7 listings in Chula Vista for that price in that size range. Don't know what they are actually selling for. Depending on where they are looking to live, I'd guess that there are pretty nice places in the smaller towns near the High Sierras that are that size and cost even less....and probably also in some of the desert towns near the High Sierras as well.

How close is close enough? Temecula is outside San Diego and runs at $100-150 sq ft for ~10yr or newer houses. About 1 hour from Palomar Mountain (snow in the winter) and about 1 hour to Oceanside and other beach towns.

Other than that, east side of Chula Vista may have somewhat competitive pricing.
