Some types of loans require the seller to pay certain closing costs. (Just learned this when about to make a counter offer). So that may be a deal breaker if you don't

I just sold my house recently. I couldn't care less how the money I got was split between the closing costs and purchase price. The only thing I made sure of was the commission was based on the net amount.
