I am not happy with my buyers agent's negotiation skills; he wants me to always offer the highest price I'll pay on the first bid, lay the cards all out on the table from the start. I think this is a bad strategy. On other deals he has recommended that I lowball 100k below asking (on a regular sale, not REO). He always seems to be wrong about the market value of homes; they often sell for much less or much more. Anyone out there have recommendations on how to hire a buyers agent who actually has GOOD negotiation skills? Do buyers agents have some kind of special certificate on negotiation I should be looking for? I actually think I could make a deal better than my agent. Can I actually be the one to negotiate with the list agent and then hand my agent the rest of the duties till close????? I am convinced that if I were negotiating with the list agent, I'd be in a house by now.
by the way i have nothing signed with this guy but he has been showing me houses for 8 months. i can't fire him because the house i want he was the one who showed it to me.
I am confused, here. How can this agent " always" recommend you go in with your highest price and recommend you go in $100K lower on other deals?
Have you been looking for 8 months or making offers that do not result in a sale?
Are you sure that this is a lack of negotiation skills versus a potential lack of knowledge of the local market? Is it possible that the market in your desired area is so hinky, that no one knows?
Are you loosing in multiple bid situations or one on one, with sellers? What's the unsold inventory like, in your desired area?
Your agent can advise you relative to pricing but the final decision is up toyou. You are under no obligation to take his advise. He is obligated to act on your instructions.
Having said this, an agent can decline to act on behalf of a client, if the agent feels the client has ridiculous expectations. ( not saying this is your situation)
