Insider info on Start Creek community in Allen, Tx.
Hi There,
I am ready to make one of the most important decisions of my life by buying my first home. I have been looking around for last 5 month or so but spent most of early time on pre owned homes. Recently I have changed my mind and now focusing on new homes only. Because of all convinces around like Allen outlet mall, village of Allen, good schools and good builders like Highland and Darling, Start creek has definitely pulled my attention so far. With my budget (+- 330k), I am able to finalize a floor plan from each builder but still have few questions or concerns about this community. If any of the real state experts out there can help me, it would really help me make up my mind. Here is the list of questions:
1. There are quite a bit commercial activities (Allen outlet mall) around this community. How good is it from future property value perceptive?
2. South of it, there are few less price communities around this area (Ryland, Ashtonwood & Drees homes). Not sure if there are any apartment complexes around but how much all this will impact the future property value?
3. From future resale perceptive, how popular are 50 feet lots? For sure, the backyard is going to be a bit congested.
4. There is a huge power station just to the east of this community. How much negative impact that will have?

Honestly with your budget I would keep looking.

It would probably help if you posted this in the Dallas thread.
Highland, Darling & Drees are my favorite builders in your price range and all do a very good job and have high customer satisfaction. I've had 3 clients build in that area in the last 2 years and all are very happy.

Personally I would not want to live anywhere near the outlet mall or the new supermall they are building in Fairview/Allen. The amount of traffic around the Allen outlet mall is a pain in the butt that I would rather not deal with all the time on my own doorstep.

Depends on how well these neighborhoods are maintained in the future.

That is another dealbreaker for me.
Honestly with that budget you can do better than a postage stamp sized yard with a cancer factory next door.
Keep looking.

I really hope you are not making one of the most important decisions of your life based on someone's obviously very personal preferences. Star Creek lots are 65' to my knowledge (not 50), additionally, if you really like the community, you can look at getting an upgraded lot if you care that much. The power station should not be a big deal if you go with a nice interior lot (additionally, you can do some research as to the effects of close by power stations on property values/humans/pets, this should give you some pointers) and you need to decide what you really prefer between proximity to highways/shopping and absolute quiet away from it all. They are not necessarily mutually exclusive and I've seen people go either extremes, its your personal preference. YOU are the one who'll be living there (and writing that big fat check every month for the next x years  )
