So I guess it was better to buy "then" when prices were much higher, than now...while they're lower? Makes no sense to me.

I do not do that.
And I believe I know others about whom I can make the same claim.
That undiscerning broad brush you use gets paint on everything and splatters as much back on the painter.
For those who do not understand the real estate business: The nature of brokerage as a fiduciary is truly to help people meet their goals, not to set their goals for them.
Pure, simple, and straightforward.
Yes, there are agents who think they have to be market makers and create urgency in prospective clientele. Just like there are unconscionable scandalmongers.
It ain't a perfect world, but moving through it in a state of unbridled prejudice makes it less perfect.

Of coarse there are some level headed, tell it how it is, conservative agents out there. But what about the NAR and the spew that comes out of their mouths. Since they represent all "Realtors" generalizations are made.
....because you KNOW on average the value of real estate DOUBLES every ten years....

It's a trade association, for crying out loud. The primary purpose of a trade association is to promote the cause. Does anyone expect any trade association or any advertizement to say "don't buy" ?
Promotion, advertizing and sponsorship makes the world go round. Master Card's " It's Priceless " promotion encourages people to use Master Card to enhance the quality of their lives.
Consumers have always had the option to take responsibility for themselves and when necessary, " do without".

I think some posters need to start-up their own "trade group" - National Association of Naysayers.
"Believe in the sky falling and IT WILL..."
They can probably use Ed Grimly as their "spokesmodel": Useless Trivia and Mindless Rants: The Swine Flu; My Take
"We're as doomed as doomed can be"...

Well THEY, (although nobody really knows who THEY are) keep telling us things are improving. In the meantime unemployment just hit the highest levels since 1983 at 10.5%. When you calculate in under-employed, or those now off the books, that number is about 21% and climbing by the day!
Many states are now in the high teens and some counties within these states are above 35%.
The media hype about things getting better, is nothing more then the Feds, attemtping to convince those with cash to spend. Making people think every thing is okay, makes them want to go out and buy.
Reality is, times are changed and are not going to go back to prosperity until the entire system fails and rebuilds. There are just too many wrongs, with no foundation to build on. All the crap we have done over the last 20 years has and is finally catching up to us.

What about all the crap that happened in the past 223 years? Are the red coats coming back? Maybe all the crap since 1492, and the Native Peoples of the New World are going to toss all the Europeans, Asians, Africans et cetera out?

What does one have to do with the other? They bought a home they could not afford at the height of the market. It is a buyers market; if you think the house is not worth the price then don't buy it. It is just that simple. The buyer has the power. However, do not think because you can not afford it that it is overpriced. There are people who can and are willing to pay more to enjoy certain amenties. People who make more money are able to afford a better quality of life. That's life.
