zillow
I have seen some wild fluctuations in pricing on some homes there. What are ya'lls opinions of this site? Do you think it's pretty accurate or way off??

I looked up my street and it seems to go by the BAD appraisal, which fortunately for me is almost $50K under valued..
So I'd vote for it's not really that accurate.

WAAAYYYYYYYY off. As a Realtor, when I go to a listing I constantly have to hear about what zillow said their house is worth. 9 times out of 10, it's way off. Sometimes high. Sometimes low.
Zillow basically takes a snapshot of an entire area and averages the prices. But that isn't what's involved in determining a home's value. You have to consider the home itself, the sold homes of similar square footage/ammenities in the last few months, whether the neighborhood's going up or down, etc, etc, etc.
I'm seeing a lot of people that are trying to sell their home by owner and price it off of Zillow, and they're losing a ton of money.

Because Texas is a non-disclosure state, they can't get an accurate read on what other houses are actually selling for in the area. It's the same reason Texas isn't included on Coldwell Banker's home value estimator site.

I'm no professional but...
Zillow's accuracy varies widely by state, region, etc. In some locations it's up to 90% accurate and in others, as little as 1%.

I looked up my own home on Zillow.
I'd buy it (twice!) for that price. I don't know where the data come from that Zillow uses, but my High School aged kids would be better sources for pricing info on my street.

Zillow seems to be great for buyers and totally unfair to sellers. When I look up my house, the SF is off by more than 1000. Looks like the only info they have is the tax database. I was glad to see the error on Zillow because if someone tried to get me to sell for that price, it would be easy to prove Zillow wrong!

The house I just bought is about right on Zillow.
I did a search of my parents and it's way under what it should be.
