It never matters what others are asking.

It only matters what others have already sold for.

Asking less than an overpriced property is possibly just a
state of being less overpriced.

Most of the houses on his street do not have garages. I only saw one with a garage, most have carports, a few have neither. That part isn't that out of place, but the siding with all the brick looks a bit out of place.

5008 NORMANDY LN, MEMPHIS, TN 38117

We lowered the price once but really can't afford to go much lower.

Thanks!!

If you don't have to move, why are you? Why would you try to sell in a down market if you didn't need to?

The house needs to be decluttered and if you're not getting any showings, yet others are, you're priced too high. Period.

I just looked at the photos on Trulia. My first suggestion would be to review the sold comparables as others have said to make sure you're still priced competitively. Also, give the bushes a good trim so they're all even and not too wild. Is the tree in front still alive? It looks awfully bare but that could be a winter thing.

According to the Zillow listing for your home the following have sold recently:

Recent nearby sales
  1. Sold 02/10/2010: $185,000
280 Leonora Dr, Memphis, TN 38117
  2. Sold 02/10/2010: $189,500
5185 Mason Rd, Memphis, TN 38117
  3. Sold 09/30/2009: $199,900
250 Leonora Dr, Memphis, TN 38117
  4. Sold 02/23/2010: $187,500
5092 Princeton Rd, Memphis, TN 38117
  5. Sold 02/25/2010: $225,000
    5118 N Charlotte Cir, Memphis, TN 38117
  6. Sold 02/25/2010: $192,000
141 Mary Ann Dr, Memphis, TN 38117

Here's a great full list.

The only other thing I might do -- other than others' suggestions -- is to paint the white conversion section a deep grey so it doesn't jump out at you and it would blend in better. Then keep the shutters the same color or paint them deep red or black. Maybe put a couple of pretty potted trees or something in bloom on both sides of window on the conversion section to give more curb appeal.

I don't think painting the white siding grey will help much. The driveway still runs right up to the house......

And accenting the conversion with some potted plants would only serve to draw attention to the fact that it is an addition with unmatched siding.
