Given that the OP sounds to desire to look for something that falls under the nice USDA program AND take advantage of the nice buyers incentives I would CERTAINLY still be shopping in a VERY big way.

This deal looks very unlikely to work out...

So we went and saw our only other option today, and sadly it was not 'the one' either so we are left with either sucking it up and purchasing a home we don't love or staying put and hoping for the house to work out or something better to come along.. blah.

Evidently it was lien that put ON the seller, like a judgement or something.
