You don't know her, and you said you've had zero dating success. Have you ever had sex with a woman?
Tell her straight up that you are interested in a sex-forward ("short-term") relationship and that you don't see each other as long-term companions because of your personal long-term goals. End of story.
I'd already be dating her, having fun, going with the flow, and not overthinking/sabotaging the situation.
That's after you communicated your intentions directly, right?
