when did the bubble hit reno and vicinity?

has construction of homes, apartments, and new businesses started again yet?

what are the "new" suburbs within reno and sparks, i.e. areas where large apartments, two story custom homes, and businesses (both office and commercial) were built - PRIOR to the housing bubble?

does lake tahoe still maintain somewhat of a "moratorium" on growth due to the Tahoe Regional Planning Authority?

Between 2003 and 2006 home prices skyrocketed in Reno and a construction boom followed. While you do see some new construction and reconstruction activity, it is still by far outweighed by businesses going under and countless vacant commercial and residential properties. The activity you see is in Midtown where there is a mini-boom going on right now, but by mini we're talking a dozen properties. Fact is, we're still in the red, and while some new businesses are opening, many have closed or are closing soon. Many are operating in the red just to keep their faithful employees fed, clothed, and sheltered. Unlike big corporations, we don't just go around cutting jobs and throwing our faithful staff out in the cold, at least not on a huge, impersonal scale.

Prior to the bubble in my mind means prior to 2004. Before 2004, the NW area of Reno exploded with apartment growth from two apartment complexes to over a dozen today. South of McCarran boomed and they brought big boxes like Best Buy and chain restaurants like Macaroni Grill. Before say 1995 there was very little south of Meadowood Mall. SW Sparks outside the McCarran loop also boomed before 2004. I believe Spanish Springs was the product of the housing boom and post 2004 although there was a small suburb up there in 1995. Downtown Reno casinos kept closing after 1995 but then the housing boom helped convert all the closed casinos into condo's and there were believe it or not, plans for huge high-rise condo's along the Truckee River. We were all smoking crack back then.

While casino gaming has fallen consistently since the 90's, what people here fail to realize is that the restaurant and bar industry has slowly grown and albeit a small dip after the 08 financial crash, it is now a few thousand employees away from overtaking casino gaming employment.
