Not even close. Incline Village (Lake Tahoe area) is the most expensive place in Washoe County and the whole state of Nevada for that matter. Reno is generally more expensive than Sparks due to the greater availability of jobs nearby (location, location, location).

I'd say you should be able to find a 3bd/1+ba house in an older/average neighborhood for $900-1000/mo with little effort. In nicer neighborhoods you're probably looking at around $1100-1200, depending on the square footage.

I moved from the bay area also because of the "you cant buy a home here menatlity" and it was just stupidly expensive and massive traffic jams. I picked Vegas because of the business i'm in, but I think Reno is a nice choice, plus your only hours from Sac/bay area when you want to visit.

BTW anyone? is Reno/Sparks cheaper or more expensive than Vegas?

I think so, there's a $8 pay difference between the Northern NV Electrical union vs. Southern NV.

Generally speaking, the houses in Reno are a bit more expensive and the pay is roughly equal. The only real advantage Reno has over Vegas in terms of the job market is diversification of our economy. We're not nearly as gaming dependant as our big brother down South. Moderator cut: linking to competitors sites is not allowed

Hidden Valley is a pretty exclusive area, most there are the movers and shakers and old time money from reno. spanish springs is alot of 35k a year wanna bee's slaving mortgages or people that cashed out of california and could pay cash. The property that will always retain it's value is old southwest reno or hidden valley if you can afford it

My choice is the Tahoe area...either the NV or CA side it's the nicest part of N. NV

South Reno in the Double Diamond area is a very nice area. Also, Carson City, about 28 miles from Reno is worthy of consideration.
