Two years ago, but I'm not experiencing all the issues you just listed, and as far as taxes- there are taxes anywhere you live, quit fooling yourself about that, it's just that different Cities and States tax different things, for instance Reno has higher property tax than California but there is no income tax in Nevada, that would make Reno advantageous to someone with taxable income but not so much for a retiree.

You need to get out more often to experience all of those issues. Staying home anywhere you live is pure isolation. Solitary confinement.

Here is a quick update.

All Reno/Sparks ...... $322,500 / 1049 total / 163 in [$200-250k] / 0.18 acre / year 1998 / 1872 square feet

In Reno/Sparks there were 1049 sales in the 60 day period I pulled today and 163 of those sales were in the $200k-$250k price range. The median sale price was $322,500, median lot size of sold homes was 0.18 acre, median year built 1998, and median house size was 1872 square feet.

The median price in Reno/Sparks went up 4% since my last post in October, but the median square footage this round is higher as well.

*Data tallied on 5/2/17
Last 60 day report - Site/stick built homes (excludes condos and manufactured).
