I broke down the median price and some other stats by area for Carson City, Gardnerville/Minden/Genoa, and Dayton.

Area / median price / # sales / # sales in range $200k - 250k / median acreage / median year built / median square ft

All Carson City..................................... $252,000 98 28 0.18 1989 1652
(In Carson City there were 98 sales in the 60 day period I recently pulled and 28 of those sales were in the $200k-$250k price range. The median sale price was $252,000, median lot size of sold homes was 0.18 acre, median year built 1989, and median house size was 1652 square feet.)

Here is a quick update.

All Carson City..................................... $286,450 / 108 total / 29 in [200-250k] / 0.19 acre / year 1986 / 1825 square feet
(In Carson City there were 108 sales in the 60 day period I pulled today and 29 of those sales were in the $200k-$250k price range. The median sale price was $286,450, median lot size of sold homes was 0.19 acre, median year built 1986, and median house size was 1825 square feet.)

The median price in Carson City went up almost 7% since my last post in October, but take that with a grain of salt because the median square footage this round is a bit higher as well.

All Gardnerville/Minden/Genoa area.... $355,750 / 148 total / 20 in [200-250k] / 0.27 acre / year 1998 / 1893 square feet

All Dayton............................................ $249,950 / 55 total / 19 in [200-250k] / 0.27 acre / year 2004 / 1760 square feet

Dayton's median sold price has risen 13.6% and I can't account all of the rise to difference in square feet.

It went up big time. More and more people are coming from California. Its almost crisis.

Douglas County will have some huge increase in population data soon.
