Anyone live in Cold Springs? Is it a nice place
Hi this is my first post here. I did a search but did not find any simalar posts, hopefully I did not miss a recent one. Anyway here it goes.
My Parents retired to Reno from Maryland 15+ years ago and love it. My husband and I are now in the process of moving to the area as well. We loved the area from the first time we visited here. We are also coming from Maryland.
In my search for areas to buy a house I've found what looks like a nice neighborhood in Cold Springs. I was wondering if any one here could shed some light on the area. Is it nice, what is the commute like into Reno from there, how about crime any problems there and how about the water situation is it better or worse then Reno?

I lived in Cold Springs for almost four years. We lived in the Lifestyle Homes developement and I can honestly tell you we loved it there. There is a homeowners association, but rather inexpensive to other HOA's. You will be in the last valley before going into California, so the commute to town on 395 can be a real hassle if there is any bad weather or accidents. However, most people are aware that OLD 395 runs paralell to the freeway. If you work 8-5 then you will have traffic headaches, shift work or retired, then no problem. Most trips to town took 20-30 minutes. This is not like back east (moved from OHIO) when it snows in Reno and the North Valleys, you can expect some problems trying to get out to the interstate. Most snows melt by mid morning and the sun shines I believe over 300 days of the years. Lots more to tell you, email if you would like to know more. I would move back in heartbeat, but the time is not right.

We recently moved to the Woodland Village neighborhood you referred to in Cold Springs. The commute is not bad at all especially if you are used to a metropolitan area like we were (near Milwaukee). We love it here! It is very peaceful and the night skies are exquisite (sp?!)! Let me know if there is any other info you would like!

Hi, My name is Thadra . I have lived in Cold Springs for 4 years now. I love it. The comute to Reno is 18 miles. It takes about 15-20 minutes to get to town. Lifestyle homes is the new housing development here. They just built a new YMCA and the town pool will be in by next summer. The worst thing about living out here is there isn't a actual grocery store here yet. We have three small markets and a 24 hour casino/restaurant. They will be building a small shopping mall this comming year. If you have children we have a skate park, community center. The reason we moved out here from Reno is because we have teenagers, so if they really want to get into trouble, it is a long walk to get into reno. There is very little crime out here. aside from the usual kids pranks and so on. I hope this helps. Thadra thadraoasis69@yahoo.com

We just moved FROM Cold Springs. There are 3 different areas to cold springs. Lifestyle homes..they are cheaply built, but the HOA doesn't seem to be quite as nazi-esque as most, the older subdivision (where we lived) has bigger, nicer homes, but the HOA seems to have a bunch of Californians on the board that want to control your everyday life, and then the 'trailer park'-which we called the 'Crystal Palace'-due to the amount of meth that runs around there. The place is being over-run by those who would have you give them, do for them, don't offend them, and then scream racist if you dare not comply - yes i'm talking illegals.
If you have kids, I would definitely reconsider and NOT move anywhere near Washoe County. They are at the bottom of the food chain when it comes to education. In fact, I believe Nevada, as a whole, ranked number 49 in the nation...and Washoe County schools definitely helped in that remarkable ranking.
In the older subdivision, they have a water authority that has nothing to do with City of Reno. We never had any problems, and my highest water bill (after a line break) was $72.00. I watered whenever I wanted to. The water isn't the best tasting, but its tolerable with ice.

This is our second home in Cold Springs and our second with Lifestyle Homes. We love living out here. The valley is the most beautiful of all the other valleys. Such a beautiful view. My Dad has built many homes (among other things) back in Indiana and he said our home was built well. The homes are built on a crawl space, which is much better than on a slab (according to him). We were treated like royalty for buying out here a second time, and Lifestyle Homes is very good about fixing anything and are known for that. The customer service is wonderful. This is the cheapest place you can have a nice new home. The school district is not the greatest, but that is the whole state really. The schools out in Cold Springs do have good teachers, I know because I worked at one of them for several years as a librarian. The commute is not bad at all, and we don't get much bad weather, but then I am from Indiana where the weather was bad all the time. I clocked 17 miles to Reno.
