All that being said I find Reno to b extremely expensive. For a city of 300k I expected housing prices to be half of what they are and actually provide some land. Reno is not on the same level of Las Vegas/Dallas etc. yet is much more expensive. Unfortunately itís the impact of being so close to California. A lot of retirees are selling their homes there and buying cash here in Reno.
It is also due to lack of available land. Reno is boxed by mountains. There are lots of flat buildable land in Vegas and Dallas.

You can't develop the land unless you can get water to it. It is not easy to get water to those vacant lands. Lots of regulatory hoop to go through.

And then NIMBYs with traffic and school concern.

This is comedy gold! How many of the posters here have ever set foot in the Truckee Meadows? Or for the State of Nevada?

It's pretty easy to figure out which ones have.
