Looking for horse property
We are looking at the possibility of moving to the Washoe Co. area within the next few months...from Utah. I have horses and need space for them as well as riding opportunities. We have visited the Reno/Sparks area but am having problems finding an affordable home with horse property. I would like to rent initially and buy later on...but for now does anyone have any suggestions as to where we could find affordable horse property?

You'll probably have to settle for Fernley, Fallon or some place 30 miles or so from Reno/Sparks to find large enough property that's still affordable.

Horse Property
You will find the most affordable areas for horse property in Washoe County and close to Reno north of Reno in areas called Reno Rancho Haven (you can get a 1,700 sq. ft. home on about 10 acres for around $300K in today's market) OR in Palamino Valley (similar pricing) which is north of Sparks on the way to Pyramid Lake. I have recently shown (I'm a realtor) a number of properties in Rancho Haven and the homes mentioned above are fairly nice and a number will have some horse fencing, outbuildings, etc.
The other poster is right, if you need a lower price (in general), you will need to head east to Lyon County (Fernley - about 35 miles east of Reno/Sparks).

thanks for the info...I have not visited the areas in Lyon County. What is that area like? How is the commute to Reno from there?

In general, the areas become more arid as you leave the Valleys beneath the Sierra Range. You also would travel to Reno or Carson City (depending on wether you are in Fernley or Dayton) for shopping at big box stores,etc.
There is a new WalMart going into Fernley.

Thanks again for the info...so how about to the north of Reno? I've checked some of the Fernley and Farren info sites and I'm not sure there is much for my 25 yr old disabled son to enjoy in these areas. Though he does ride with me, he needs schooling opportunities (vocational) and a little more social activity than it looks is availabe in Lyon County.

Palamino Valley is a great place to live, you can ride up onto the old Monte Cristo Ranch land and ride for many miles. From the top you can look out over Pyramid Lake, great views.We own 100 acres on top, it has been a great place to ride, camp, hike and sit, for us.
Washoe Valley is pretty windy. The horses there list. I would not choose to live there.
In addition, once you get settled, if you are a trail rider, you will find countless miles of country to ride in. There is of course the Tahoe Rim Trail, and several wilderness and wild areas, nearby, including the little noticed but very lake filled Grouse Lakes area. The PCT runs west of Reno along the Sierra Crest, more great riding.
If you want true wildland riding go up to Soldier Meadow Ranch, north of the Black Rock Desert.
