What’s even more unbelievable is that people are paying it. Out of the 24 lots they had available for sale, only 3 are available, 5 of them have deposits on them, for the remaining 16 are all sold (under contract).

Why not? There are lots of neighborhood with million dollars homes in Reno. There are a lot of wealthy retirees here.

If you want access to more services, retail and dining options, many would consider Incline, Genoa and Truckee to be questionable choices. And some people have an aversion to having several feet of snow dumped on them in the winter, which would eliminate Incline and Truckee.

There is nothing wrong with living in Reno, although I'll concede that those prices at Rancharrah are most than most people would be willing to pay. But I don't blame the builder. If people are willing to pay high prices, you might as well charge them high prices.

Agreed but those are Estate style homes where you actually have to drive into their property. Or it sits on a hill with fantastic views etc. These are just large homes on postage sized stamp lots that have commercial space behind them.

But people are willing to buy it so why not!!!

My grandmother lives right on Lake Stanley and while the area is very desirable - McCarran is really loud and the noise permeates the entire area around the lake. It's especially bad on cold days. Then again, there's really no area of Reno that doesn't have some noise.

Update...

I had a little free time and visited the area around Rancharrah yesterday. Here's my observations:

1. Rancharrah is a gated area and the entrance looks like you're going into FLDS territory. Large white walls welcome you with a large security building. I couldn't see anything from there.

2. It is very close to Kietzke and Neil which is very busy. And the 580 can't be more than a half mile away. Can't imagine it's very quiet.

3. It is a nice area with nice stores nearby (although many stores were abandoned/for lease). On the other side (going up Del Monte) there are acre plus lots and nice houses. Kind of like Norco but less populated.

4. There is a large building going up along Kietzke, I can't tell if it's condos or a hotel.

5. There is a small tract of 8 or 9 very unremarkable homes on small lots being built behind the commercial business along Kietzke. They are asking $600k for them. No way I'd live there.

After seeing this more closely, I still can't picture paying anywhere near a million for these places.

The large building on Kietzke is a retirement home. Also just got a notification from Toll Brothers that phase 1 is completely sold out and phase 2 will be released shortly. Probably at higher prices.

The smaller homes being built on the Kietzke side will be “point homes”. As in 0.x lot sizes and will all be single story smaller homes.
