Oh now I get it! I just saw your other post "My take on Reno".
So it seems as though you just picked the wrong city. Shoulda kept going to California or Vegas! I'm serious, no offense meant in any of this.
I think you need to look at Sacramento, the Bay Area, or possibly So Cal/Vegas depending on exactly what you want in a city.

You know what, I'm not even going to argue with you here... I think I'd be better suited by Henderson, NV. But for now I'm here in Reno and I'm in a 12 month lease that i just signed last month, so Im going to make the best of it.
Besides, I do love the scenery and fresh air here.
I do think, however, that the city of Reno and the county of Washoe as well as the state of Nevada have plans for Reno to sprawl.
A.B. 513 passed the Senate 15-5, that's a margin of 3 to 1 in favor of sprawl, albeit there is opposition by protesters, but c'mon 3 to 1, man! I think the odds are against you.

I agree with Mikki & Tim C.!!!!If you like living in an area like Sac.... Stay there...... Reno does not need to be more Cali-ish. I love it here I don't want A Micky D's on every corner. More people no matter if the growth is planned or not. Car pool lanes are not helpful. If any changes are done, look how long it took to complete the 80/395 interchange. It does not handle the traffic that is here now.
Lets not cause the need for more road construction that takes 3x's to long to complete!!!!

*good point though about the politics. too bad most people in Vegas are silly liberals from California (southern) and might end up ruining one of the best things about NV - the very freedom and libertarian mindset that keeps the Gov't out of your life! Seriously, the laws (or lack there of) in NV are great!

I hear your frustration but I get Rebel's point on where development should/will take place as the Reno area grows. I would compare it to Salt Lake City AKA the Wasatch Front with some form of city stretching from Stead to Minden. Actually I think Minden would have the most potential notwithstanding the current anti-growth sentiment. But, like it or not, population increase will continue to happen as it has over the last several hundred years.

Minden is under no commitment to allow growth. Douglas county has made a decision not to turn into another Washoe County. The majority of people living in Douglas share that view, so let's not include them in some "masterplan." A huge city from Stead to Minden anyway would be insane. We'd have to spend tens of BILLIONS in infrastructure in roads alone to accomplish that, and it Nevada just doesn't have that kind of money. The main problem to growth is that the counties rely on property taxes as a major funding source, and let chips fall where they may. Reno/Sparks and Washoe county rubberstamped any development that came along, hoping that somehow it would'nt catch up, but it did in the long run. As far as high density goes, Reno has made a few runs at trying to create housing in downtown Reno with miserable results. The condos that use to be the Comstock casino are half empty after almodt 2 years. The new condos downtown will probably suffer the same fate in the current real estate market. Nevada has been the fastest growing state for the past 30 years and sorry to say, they've never been able to figure out how to manage or pay for growth. Oh well.

Geez... Never mind all the aimless, big-city crap! How about dealing with northern Nevada's sinister Rental Statutes for us poor slobs who by choice or fate, have to deal with some pretty brutal and highly unresonable rental statutes! Get this, Nevada has an amazing statute called the "30 Day No-Cause Termination" which allows a landlord to basically EVICT a tenant for NO REASON!!! Simple as that!
I speak from experience, unfortunately. We ended up in Carson City by default (a job offering) so we're not "in love" with this place, but we ended up in a nasty dispute with a jerk in the apartment next to us a few years ago here. After repeated warnings, discussions, veiled threats, etc., we were able to track down the building owners in the hopes of straightening out this jerk neighbor.
To our dismay, we were promptly issued this "clever" 30 Day No-Cause Termination notice. God help anyone who gets nailed with THIS thing!! It conveniently lets the landlord off the hook for ANY responsibility dealing with problems between tenants on his or her property! Simple as that. Fortunately for us, a relative came to our rescue and we were able to limp away (by the skin of our teeth) to another apartment complex in the area.
The point is, even if you are paying rent, you can STILL be slapped with this insane 30 Day No Cause notice. This has NOTHING to do with rent. It's simply a great device for tossing someone in the street (if you're REAL unlucky) without due cause! Reading about this sinister and deadly statute is almost like something from Russia or Nazi Germany!! We STILL find it hard to believe something like this is allowed in America....but it IS.
So all you landlords out there, take notice, this is THE PLACE for you. All you renters...beware, you're at the mercy of fate, even if you pay rent. What they need here is a lawyer with MORALS and CONVICTIONS for DEFENDING the RIGHTS of NEVADA RENTERS. Guess we can forget about THAT one, huh?

I thought I better add an addendum to my posting above; if you ARE moving to or are currently living as a renter in northern Nevada, this is what WE discovered you can do to at least "throw a wrench" into some smart-ass landlords attempts at ousting you unfairly.
Document ANY and ALL problems with tenants by having a sheriff or city policeman come out and make a report. This way, you then have "official documentation" of the problem. Most landlords will either back down, or research your situation more intently if you have this documentation on file with the police.
And if you're forced into a court situation, this official documentation can work wonders in your defence. Otherwise, it's just your word against the "big guys" who hold all the best cards! If nothing else, you at LEAST can cause a delay in the proceedings and force the landlord or his representative into having to appear in court to answer to these "official documents" which you so thoughtfully have provided!
You still may not win your case, but at least you threw a wrench into this ungodly 30 Day No Cause Termination procedure! And caused the screwball landlord to cough up a few more bucks for HIS defence and then having to bring documentation why you are actually at fault...regardless of your police reports!
If the landlord can't come up with a decent reason for nailing you with this 30 Day No Cause notice, the judge will likely DISMISS the case, since you so thoughtfully provided official documention that there was a REAL problem with a fellow tenant and the landlord didn't deal with it! I rest my case.

Where would the water come from? When gas is $10. how are you going to get around without mass transit? That's the dilemma faced by most suburbs. There will be a lot more ghost towns in NV before there's the urban sprawl you envision. The rules are changing fast.
