All the communities in Damonte Ranch have lots of kids. Halloween was QUITE the financial investment in candy for us this year.
Toll hasn't built a single new house (these are attached houses via garage wall) in over a year, so half the lots are empty, and there are quite a few empty houses that have sat on the market just as long. Also, you'll have rear neighbors unless you are backing to Veterans Pkwy, if that is a concern for you. There doesn't seem to be a private park or playground in there, but I could be wrong. They do have walking trails around the community that are nice, but pretty much every community down here has that. I think they are doing a shuttle to Arrowcreek from their Damonte Ranch subdivisions to use the facilities there if you pay the membership fees, but I don't know if that applies to Dorado.
The other thing is that Dorado is directly across the street from the big pond/watershed from Steamboat Creek and you should check on if the property you are looking at requires flood insurance and what part of the flood zone you are in.
I personally think with DR Horton's Esplande (has a little community-use structure and a pool) and DiLoreto (no common areas, but they do take care of common roof and front landscaping as part of HOA dues) -- both also attached townhome developments -- on either side of Dorado at half the price, Dorado's pricing is still too high.
But that is me... I'm more partial to the more southern SFR developments like Curti Ranch. There is a reason why those communities are currently sold out, and the only one that is still building down there is one of KB's communities (but it is in a flood zone -- the one that isn't in a floodzone is currently sold out but call the sales office to see if there is any inventory homes in their completed community).
You can also get some pretty good foreclosure deals down there as well.
