We walked into the model at Canyon Pines and decided to buy it on the spot. We chose the 2800 sqft model because of its open great room concept, and kitchen design. I actually didn't like the larger models very much. Too compartmentalized and busy. The big model is literally a maze!
We picked what we think is the best lot on the whole hill, corner lot with about 270 degree unobstructed views! They still have some great lots left. IF you want a really smoking deal, you have to buy an already built model that they haven't sold yet.
So far, the quality seems to be excellent. Our house is in the framing stage. The quality of the wood seems great. The floor joists are the best you can get, the framing around the windows uses 4x4 and 6x4 chunks of good looking wood. Weve had 2 conferences with the building foreman, and he seems to be on the ball. Every question had a good answer. They offer the standard 1 year warranty on everything, and a 10 year on structural defects which I believe is pretty generous.
We configured ours to be 3 bedroom w/loft and den. The loft is huge, with large picture windows for the outstanding view (windows facing back in loft and master are 4ft tall and 8-10ft wide!)
I'd buy now if I were you. I could see them raise prices this summer as new home sales rose 25% last quarter. It's existing homes that are just sitting.

We bought In Sierra Canyon last Thanksgiving weekend and feel we got a great deal on a home someone had backed out of buying .The house was not complete and Pulte + the folks at Sierra Canyon kept us well informed here in Sunny Alabama.
The closing in March was pain free ,we flew in and everthing had been taken care of .Claire from Pulte did a walk through with us and we were left with
a 30 ,90 and 1 year inspection date .The house had minor paint but nothing else to see wrong.
The folks in the sales office have been so helpful ,eveyone seems to want to make this move as easy for us as they can .The little extra concern for us has been worth it from so far away.
The house had a red carpet to the door at closing ,rather a nice welcome.

We were also hesitant about an over 55 community but we noticed many residents our age 55-60. After a visit to Toscano D Andrea over 55 community we prefered the younger geared activities and did not care for any of the resales in Toscano . Sierra Canyon we are told has 60% of the residents are still in the work force ,us included once we settle in .We move in the next month.

We got the Virginian a little bigger tha we need I thought at the time but company is booking!!!!!!!!!!!!!!
I like a tub in Master Bathroom and the smaller ones do not have one.

Granite Ridge
Just bought a house in Granite Ridge. The houses are beautiful, but pricey. But you can't beat the location or the look of the structures. My real estate agent brought me to a lot of developments (as I was looking for new construction), including numerous places in Sommerset, but after looking at Granite Ridge it was a no-brainer. Haven't found the HOA to be any more controlling than others I've dealt with. Customer service has been hot and cold, but now that we've closed they seem to be very accomodating. As far as I know, phase 4, which is the last phase of the development, has only 10 or so more lots up for sale. After that it will be sold out.

Earthquakes in Somersett Area
We looked at Somersett, and then through web-research saw all of the earthquake epicenters and possible fault line running through the center of it, along with some photos of damage to homes, retaining walls and the wooden viaduct south across I-80.
Question: What has been any Somersett resident's experience with the earthquake - to their utilities, houses, yards, boulder retaining walls, nerves (!  !), property values?
We're not afraid of earthquake country - we live in it now (big time  ), but are keen on knowing exactly the potential impacts from those who live with it in Somersett before we do anything.
