can you end the contract early if you decide that you want to sell the place?
can you ask them to move out in a month because you want to clean the place and make it sell ready or can they stay in there until the sale is complete?

I'm sure the short answer is no. You signed a contract. You can't change the rules after the fact. Same as a renter. They can't cancel a lease just because they want to buy a house.

Any lease goes with the property just like the fixtures and the carpeting. I suggest to give them some incentive to move, but you cannot make them move if they have a valid lease. You CAN sell with the tenants still in there, but I don't recommend it. Selling property occupied by tenants is very difficult because they are not motivated to have the place looking sharp, especially if they don't want to leave.

It you are trying to sell to an investor, that is a different story, an investor would consider an already leased unit to be a plus.

Do you think you can sell so fast, or do you have to do a short sale?

You can't get the tenant out unless you offer the tenant a deal and the tenant agrees to leave or if the tenant is glad to get out of the contract.

In some cases it might be good to have a tenant. Investors might like it to buy a condo with a tenant so they will get rent right away, so don't think a tenant is always a bad thing.

No to all of the above and more. The lease does not end when the sale is complete, and certainly not beforehand. The lease conveys with the property and you and the buyer are required to honor it. As with any lease, you are not allowed to undertake any punitive or coercive action to try to force the tenant out. But you can offer an incentive, such as relocation assistance and/or cash to encourage them to leave early.

Remember too, selling does not constitute an emergency that absolves you of the duty to provide adequate advance notice that you will be entering the apartment for a showing or open house. You must still give 48 hrs advance written notice, minimum.

Neither your plans to sell, nor notice of a showing, are legal grounds to force the tenant to clean or tidy the unit, nor to punish them for not doing so. But, again, you can motivate them to do so voluntarily. Offer an incentive, such as a discount on rent, or a gift card, or offer to hire the cleaning staff, or something like that. Maybe offer movie certificates or something to get them out of the house while you are showing the place.

You can do both! But if you do, the lease is part of the sale - meaning the new owner has to let the tenant stay until the lease expires.
