Why some specify ages of future roommates in so precise way (apartment, tenant)

Some people post roommate searching ads by specifying that they want only roommates in age range, say, 23 to 32 (random example). They don't accept anyone beyond the range. Why so precise? Are they looking for potential dating partners?

thats a pretty wide range but in the case you mentioned they probably just don't want any undergrads and also don't want someone too much older.
possibly, or it could be simply because they don't want to live with someone with a drastic age difference than them.
Yup I think its as simple as that. Whem I first read your thread title I was expecting you to say someone specifically asked for someone who's 25. The fact the person posted a wide range in the 20's and early 30's I'd say the person is just looking for someone in there same age group that they can relate to.
When I was renting out a room in my old place, when I didn't specify age we would obviously get a lot of people that we'd rather not live with. It was me (I was 22 at the time) and two other girls (20 and 22) and they didn't feel comfortable living with a 45 year old man, or a older woman who might have her kids over on the weekend.
We were very specific and said we preferred college age men and women to sidestep those problems.
The ads are violations of Fair Housing Act, you can not disqualify for reasons of age. If no one files a complaint its easy to get away with, the ads aren't policed, they have bigger fish to fry.

Is it different when looking for roommates as opposed to looking for someone to rent a house/apartment/condo by themselves?
Honestly, as a 20 year old female (which I was when I rented my extra room out) I would not feel comfortable living with an older man.
It could be considered discriminatory its not enforced, as far as I know the only housing it doesn't apply to, 55 and older communities or elderly HUD housing 62 and older.
Age should be excluded from the ad, there are ways to screen and you should never give this as a reason for refusal, except incompatability.
Anyone renting rooms should familarize themselves with Fair Housing Laws and the LL/tenant code for their state, Your roomer is still a tenant, your the landord and have to follow the laws accordingly.
