Hello. First time landlord, renting a place in VA and tenant does not want me to do some minor repairs this month and wants me to wait till next month. My question is, can I still perform the repairs as long as i give them notice? Would this be considered unlawful entry? Thanks.

If you give them proper notice they cannot deny access for routine repairs (or anything else). Remind them of this fact which is no doubt stated in their lease.

What are the repairs?

Why do they not want you to come in? Perhaps they have company, Christmas is near, sick child? They could have a reason however it's a red flag to me when someone doesn't want the landlord in the property.

The repair is some a couple broken tiles, but they want to wait due to Christmas. I would wait, I just wanted to know the rules. Thanks.
