Renting out a room is not the same as renting out an illegal basement apartment. Also note that you cannot have a basement bedroom in some places. You need to do some research with Lynchburg city hall building inspector's office to find out what is legal/not legal. You should also inquire as to whether renting out one bedroom in the main part of the house would put you into the boarding house category.

It matters not at all whether the renter is low or high income or performs services. It matters only whether it is legal to rent TO ANYONE.

If you cannot afford to hire someone to do those jobs around the house that are necessary and cannot afford the mortgage without additional income, then you will need to do just that - find additional income - usually by getting a second job.
