I sent the subtenant an email requesting her carpet request in writing. Should I also send it CRR as well? Her only agreement right now is with me, NOT the landlords. So basically she is going against the agreement by contacting them and getting this stuff done. I am fine with that. I am not fine with someone trying to take advantage of my security deposit.

So the subtenant refuses to put her carpet request in writing and is ranting about it on Facebook (her profile is set to public so I can see everything). I am saving everything I can. Is this grounds for small claims?

There's too much meddling and cross-talking going on here. If the subtenant wants new carpeting she can take it up with the LL once she becomes the prime tenant, She's subleasing the place from you AS IS and if she wanted new carpeting before she moved in she could have requested it and you could have said no of course not. Only a few more days to go so just ignore everything, stop reacting and wait and see what happens with your security deposit.

That's the thing - she is getting it replaced now without my consent before she is the prime tenant.

And nobody has asked you to pay for it. Chill out and just document as you have been doing. No point getting ulcers or a heart attack over it. One week to go.

Is there any official guidance regarding carpets online? The carpet was new when I moved in, so it is 20 months old right now. I'm just trying to get all my ducks in a row now so that I am prepared when I get my deposit and invoices back. The LL also told me to steam clean the carpets, which I did and that cost $220.

So I guess my question now is - if my LL takes the living room carpet out of my deposit, can I file in small claims for that cost and/or the cost of steam cleaning the carpets?

tell the landlord you do not want the carpet. to please wait until June 1 when new tenant becomes the primary tenant. Then the new tenant will pay for the carpet. this is a week away.

Can he delay by a week. Tell him you do not want to pay for the carpet and do not want the carpet.

sounds like you need legal assistance. Do you have an Employee Assistance Program at work? these often provide a free consulation with professionsals on many matters and landlord tenant might be one of these where they can help for free. It is usually an 800# to an outside firm that does these services. usually it is a free benefit.

If worse comes to worst and the LL tries to sock you for replacing a 20 month old carpet he'll be laughed out of court. Sounds as though he hasn't a clue.
