I found a perfect apartment, and made an appointment to see it in two days. The rent is very reasonable, and so is the security deposit. But they want me to pay $125 for a cleaning fee. Their website also states this fee.

Are these normal fees? Are these fees a rip off?

I don't mind paying for it if it's standard...but if they're trying to rip me off, I'm obviously not okay with that.

Any info would be appreciated (;

To move in....They call it a "redocorating fee" on their website.

Sounds like a "creative" property manager to me.
Like charging application fees beyond the $15-25 that the credit report costs.

These things are the cost of doing business!

I've never heard of it other than when a tenant moves out, but so what?

It sounds like it's standard for them or they wouldn't have it on their website. The rent is reasonable. If you like the apartment, a $125 one-time charge shouldn't be much of a deterrent, no matter what they call it... imho.

I don't think there is a house or an apartment in my area without one. $125 is low.
It's charged at the beginning of the lease, but used to offset make-ready costs when the tenant leaves.

I'm inclined to agree. The rent is reasonable, and the location is just incredible. I don't even care if this is standard actually, I just wanted to know if this isn't a scam - afterall, it isn't that much.

I'll look into if they are going to charge me twice for cleaning - upon move in and move out. That would make no sense if the tenant after me is also paying to clean it up.

If they add anymore non-standard fees, I'll walk away.

This is just so bizarre and so backward.
I am amazed that people consider this approach to operating a business to be any sort of "normal".

To be clear... if the previous tenant wasn't charged for damages or the LL doesn't have the
cash set aside for the ordinary wear and tear updating after their move out....
how does this expense get justified as the responsibility of a future tenant?

If the deal were somehow set up for the tenant to not be held responsible for ANY
cleaning when they move out then maybe so. But that doesn't appear to be the case.

It's a scam to make the rent appear to be lower or hide deposits under another name,
and put a lump of cash in the hand of the PMC.

btw.. How much do AZ and CA lawyers charge to process applications?
