My leasing company is known for pulling tricks and this just doesn't right to me. Why do I have to pay for utilities after the end of my lease on July 31st? Nothing in my lease states I have any responsibilities beyond the lease period. Do I really have to pay for the utilities from the 1st to the 5th?

From the leasing company:
"Some things to remember for move out. You must be out of the unit no later than July 31, 2012, no exceptions. You must have all belongings and debris removed from the property. You must leave the property in the condition stipulated by the lease. Please understand any left items or unfinished cleaning at all will result in full charges that will be taken from your security deposit. Any damage or monies owed will also be taken from this deposit. So if you owe any rent and/or late fees these amounts will be taken from your security deposit. Please make sure to not shut off the power before August 5, 2012. If you do and any repairs or cleaning need to be done, you will be charged for the electric turn on/off and usage. The charges are much less for just usage for the couple of days than the other extra fees. If you have shut off your power before the lease end date and there is any damage due to this power being off, including but not limited to mold remediation for mold development due to no air circulation from HVAC unit, refrigerators left with food and/or shut after power is off, any other issues due to utilities not being on. If your refrigerator is ruined from this, you will be buying us a new refrigerator. If your damages and monies owed are more than your security deposit you will need to remit the overage back to us in order to prevent litigation. Be sure to turn in all keys to the unit. Please respond to this email if you have any questions. Thank you so much for being a tenant and please let us help you in the future with your housing needs."

This is a new one.

The landlord should have an account set up with the power company
(and other utilities) to have the BILL changed to their name at turnover
without any reason to shutoff anything. Call the Power Company.

Their phrasing "Please make sure to not shut off the power before August 5, 2012" accommodates this.

This one is over the top - I don't see any judge going along with requiring the power to be on after you've vacated the property. I'd demand a walk-through, and a signed checklist before handing over the keys.

Agree with Zippyman.

Love the wording too ... this is basically how it reads to me: "Don't **** with us or we'll take you to court. Thanks for being our tenant and have a nice day!"

Nope. they should do a walkthrough with you on the last day (man, how many times have I said that on this forum?) and IF there was any extra cleaning to be done then yes, they could require you to leave the electric on until the cleaning is done. We have that in our cleaning requirements. However to tell you before they even see the condition of the property that you have to leave the utilities on 5 extra days to me, is more than over the top. It's not kosher at all.

Demand the walkthrough with an agent on your last day and be sure that place is clean.
