Well cared for pets cause less damage than children cause. Poorly cared for pets can cause thousands of dollars in damage (as can children)

I have been in the exact place you are in renting to someone who has a pet. First of all, small or large dog does not mean more or less damage. So to this point, no difference what size the dog is--it can cause the same amount of damage.
$200 or $300 for pet fee is a joke. Any dog can do that much damage in a week. A person who is not walking the dog, or is not home will result in the dog staining the carpet permanently. Professional cleaning will not correct this--it will need to be replaced. A 3 room apt means about $3000 in carpeting. (so the $300 does not go that far). And a dog who insists on peeing on the kitchen linoleum floor--cost to replace that is about $500 (tiny room) to $1000. On top of that, I have seen mail dogs who will lift their logs to water the sheetrock. Now you are into big expenses. Bottom line, $300 pet deposit does not come close to scratching the surface to cover potential damage. I love dogs and have my own. But for rental unit, my lease states that anyone with a pet (dog/cat) the rent is an additional $200 each month per pet. The damage they can do can offset all profit you have on the apt. I know someone who has a dog in a apt, and the dog is never walked--justs pees and shts anywhere and the owner cleans it up when they get home. Good luck.
