I've tried searching and could not find an answer under the CA tenant laws.
Now I know that you cannot collect more than 2 months rent for the security deposit BUT are you able to collect the actual rent for up to 6-12 months in advance? So basically 1st, last and an additional 4 months (I actually had a tenant ask me this).
Yes, you can do it but there are many, many reasons for not doing so, The subject's been discussed at some length on various threads over the years and the consensus is that it's fraught with potential difficulties.
I'm actually not requesting it - there's a bidding thing going on with my unit (good problem to have I suppose) and one of the tenants offered 6 months advance. I have checked background and everything else and he's good (well as good as you can be without getting a blood test ) I just tried looking up on the CA tenant law thread to see if it was legal and the only thing that came up was the security deposit thing. Thus the reason for asking.

I'm in Texas, so sorry if my reply is irrelevant. I have paid my rent in advance with no problems though. I know, people say not to do it, on both sides, but I have done it before and I'd do it again. It's just easier for me because of when I receive a lot of my funds that I use for living expenses; I don't receive the larger part of my funds on a monthly basis, as a full time student married to another full time student, we get the bulk of the money we will use for living expenses on a semester basis and I like to pay everything "up front" as much as possible and be done with it. I do it with electric, internet, etc. as well. Then I only need to worry about monthly incidentals, gas, food, and so forth.

I would tell him that you would put one month for security deposit or two...than one month for the first month and the remainder for the other months at the end of the lease...
