I am regularly onsite at all the properties I manage... at least twice a month.
The property in WA was bought with a long term goal in mind and not as a rental.
The problem family was there two years... first year was ok for the annual property manager walk-through.
The next walk through was a disaster... the wife had left and the father worked long hours managing a restaurant about an hour away... the boys were left on their own after school and summers...
I have a retired couple now that is excellent... they insisted I stay with them when I had a business trip a few months ago and let them know I wanted to visit the property... I had also lowered the rent 10% to make it work for them... the family of 2 with 10% less rent was an easy choice.
Property is gorgeous and somewhat remote... a very poor choice for a rental.
As a renter, I too have seen some utterly disgusting rentals in my day. Before I finished library school I was looking for an apartment in Wilmington, DE, and saw this one apartment in an old house that was simply filthy. The weird thing was, the landlord who showed it to me acted like there was nothing wrong with the place. It had a refrigerator on the carpet next to the kitchen, the entire place smelled like cat urine, and the floors and walls were disgusting. I was ready to leave the instant I walked in, but the LL kept up the small talk about someone we both knew in common as I was on my way out the door. How a LL can be proud enough to rent such a disgusting place, to the point that he'd risk my telling a mutual acquaintance about the place, is beyond me!
Oh yes, and worse. I remember one place that reeked of cat pee ammonia. You could see in the corners circular stains. I asked if the carpet was going to be replaced or at the very least cleaned. Owner looked at me like I was nuts and asked why. I mentioned the smell and stains and he said just to buy carpet powder and candles. I didn't bother seeing the rest of the place. Husband said he glanced through the serving window to the kitchen and the drawers were crooked and counters were filthy. Yeah no thank you.
I had a tenant move out after 20 years. Now I only raised the rent on her three times in all that time. I knew she didn't have a lot f money and she was my wife's friend. We finally made the decision to tell her she has to move. We wanted to remodel it bring up the cash flow and simply couldn't subsidize her anymore. Place is in need of a remodel but after 20 years I expect to have a complete remodel. It won't be even advertised until I get the place done. Granted I'm taking the rent to going rate for the area but its gonna be a nice place for someone to move into.
Well IF they lived there for Years then Not surprising Carpet needs change walls painted. As for the Bathroom they could of cleaned it for sure. My neighbor just moved left a mess She Not on Section 8.. Her place looks a wreck! But she was there 4 yrs. so lots of hand prints ... carpet will need cleaned which I don't understand since the Apt Mgr Cleaned it for her just last year FREE just so she would resign her lease Her stove covered in grease Nothing in Kitchen or bathroom been cleaned for months. She left everything but the clothes on her back! She was evicted do to no income & they would not redo her lease no matter how she begged. I guess her revenge was to trash the place! She did an excellent job... BTW this is the person my apt mgr Bragged about being cleaner than me with my 2 dogs!!
