I have built several Accessory Dwelling Units, aka Alley House, Granny Flat or "Back House".
Some are separate structures, some are an apartment in the basement or attic.
One zoning requirement is that the homeowner lives in either the main house or the ADU.
Because the tenant lives in close quarters with the owners, it is imperative that the tenant be fully screened,with credit & criminal backgrounds. It is also important to get a lawyer to write the tightest lease possible with every detail, expectation and rule fully outlined and a quick lease exit if the owner and tenant get sideways. These can be very good situations for a homeowner but only with the right tenant and the right lease.
Done and over! She is moving out asap. What a relief!
