Lol reading some of the suggestions-
if I had a weapon....I'd feel safer.
As for what kinda things- a copy of the month to month lease ( he could've left it outside the door)
but put it on the counter.
A space heater, things like that.
Nothing weird, but still....the house has a shared hallway. Anything he wants to leave wouldn't be stolen or outside. There's no reason to come in for that.
Whatever the case, I guess I'll look at the state laws when I get out of work later.

While i agree with most of the above posters, you stated that the unit has its own entryway, but you don't state whether or not your residence can be accessed from the rest of the house without a key. Meaning, could it be construed, however much of a stretch, as a shared residence?

There's no way it would be construed as a shared residence. Matter of fact, he also rents another studio in the same home- I noticed that he left that tenants mail outside his door, rather than going in to leave it on the counter.......

Wow. I'm glad I have a good relationship with my current tenants. If I have to go there its usually to fix something. I have absolutely no interest in going and spying or constantly checking on the tenants. I give notice for checking plumbing and smoke and carbon detectors. Other than that you will hear from me if I get a complaint or if you're late with the rent and don't call. Otherwise I respect my tenants and their privacy. I have plenty of things to do without adding tenant sitting on the list.
