I dont understand the concern about a 60 day notice. It gives the renter more time to prepare financially for the move, and there is no law that the renter has to take that much time to look. Actually, with my last move, I could have used a 60 day notice with this tight housing market, rather than be panicking two weeks before we had to move about having a place to live.

If the lease expired then new rules can be agreed upon...

We charge last month rent which makes it also easier to move since when the last month is reached it already has been paid so the person has that money available to move...tenants don't always like it in the beginning but do like it when they need to move and if they move within our companies rentals then we move over the money and can even move over the last month rent and usually they like that better.

I don't think you understand the concept of giving notice. 60 days notice means you are financially obligated to pay for your current apartment for 60 days even if you move out before then.
