I rent in a suburb of columbus ohio. I've been at this address for 4 years and this is my first inspection.

I do not have a problem with the inspection, the problem I have is that the land lord has cancelled the inspection 4 times after the designated time she was to enter my apartment. Each time i have been given proper 24 hours notice. Today I have been given a 5th letter stating she will enter my apartment either Wednesday, Thursday, or Friday. All 3 days I will not be home. I would like to be present at the time of inspection.

Do I have the right to require that I be present?

Yes, you do and particularly since she's already cancelled four times! Remind her very nicely that she's already cancelled four times, that unfortunately none of those new dates are acceptable but you would be happy to discuss with her a date which suits both parties and which date will be firm. I think you've been way more than patient.

A LL can give you 24 hours notice of entry. You can choose to be there or not.

I, as a tenant, would argue with the window they're giving you. And I would insist on being present, normally. I wouldn't care if this was a legal right or not. It's my home and I should have a right to be present when someone enters it.

I assert myself when it comes to issues like this, in what some might call a bossy manner :-) I'm a bit of a tough a** when someone tries to take advantage or bully me.

So, if I was you, I'd put in writing in an email, that the window they've provided you is too broad, and that those dates don't work for you. And, as they have canceled on you four times, it is apparent that the inspection is not an emergency. Then, I would give them dates and times that will work for me, and they can choose by x date.

If you do this, and it turns out that legally for some bizarre reason, you can't do this - then let them prove it. Have them provide you with the statute that says you have to put up with it. Otherwise, here's the list of days and times they can choose from.

Get bossy (aka assertive). It works for me :-)

Maybe your LL is trying to wear you down enough to allow entry when you're not there?
