would like to give my single family house for rent on lease. I am married, and title/mortgage is on my name,and who should sign the lease contract, both me and my wife or only me?.Please suggest.....

You don't need two LL names on a lease agreement so simply name yourself as LL. If you're a first-time LL and are new to this whole business, do be sure to cover yourself properly.

You need to understand your state's landlord tenant laws (you'll likely find them linked in the first "sticky" on this forum or can simply google "(your state) landlord tenant laws") and, whatever lease agreement you decide to use, pay a good real estate attorney in your area to go through it. A generic agreement needs to be tailored to your specific home. Familiarize yourself with doing background checks on prospective tenants. There is a ton of good information available on threads right here but the main thing to bear in mind is that this is a business and the more good research you do to prepare yourself, the better your experience will be.

If you can't handle the responsibilities of being a landlord (and many can't) then you find a good real estate agent to help you sell.

Whoever has their name on the title is the one who signs when selling.

However, it is possible that in a community property state, there might be a form for your spouse to sign even if their name is not on the title, just to show that they have been informed that the property is being sold. A good real estate agent will know, a lawyer will know, the escrow agent will know the answer to that question specific to your state.
