I don't know if I should post this here or in the Maine forum. I have a friend who does not speak English well... she is a tenant at will in Maine and was late on her rent. She was served a 7 day notice to quit, as well as a 30 day notice to quit. Does this mean that she has to pay or leave within the 7 days, or within the 30 days? I am unclear since I have never dealt with anything like this before. I'm not sure why she has both 7 days and 30 days - can someone enlighten me? Thanks!

I'm sure she will talk to legal aid, but it's already Friday after 5p and they probably won't answer her until Monday.

It means she has 7 days to pay or vacate. If she fails to do either, the landlord can start the eviction process and sue for possession of the property and back rent. The 30 day notice means that even if she does pay back rent, he still wants her out in 30 days. If she pays with in the 7 days and vacates within the 30 days, she will not have to go to court and she will not have an eviction on her record.
