Tenant background check; what do I look for?
This is the first time I do tenet criminal background check. I used RecTec and based on the tenant’s criminal records report, there are 4 records with type Criminal and one of them in 2012 recent. My first question is this common number of records? Second question: What should I pay attention in this report?
Usually the records give a violation code and sometimes a brief explanation and what state the violation was in. Are they vehicle code violations? If vehicle code it just means they are a ****ty or stupid driver. You can always look up the code and get a full description of the infraction.
If its criminal for me its a automatic disqualification.
Thank you for your reply. Some records show statue number most do not, all shows Charge Code as --- I am wondering if these are records not resulted in conviction. any idea?
If it shows the state the violation occurred you may be able to research it by the case number or violation code. But if they have a criminal record and a relatively recent one at that why bother. If you just gotta know call the guy up and say hey I found x y z on your record. What are they? They could be vehicle violations too. Surprisingly I found most sure pretty honest on criminal record. They will lie to you about paying rent on time and how good a tenant they are and their last LL loved them
