He can't change anything on the lease until the lease term is up. Then with PROPER notice he can change terms prices etc.
If it's a verbal lease it's considered a month to month lease and the minimum rules are whatever your state has as rental laws. So there are still rules to follow regardless if the lease us written or unwritten.

Is a lease valid if it is was given after the landlord died.
Managing agent in new york gave us two leases after his death.

If the lease was signed by the LL prior to his/her death it's valid. And only the most recent lease signed by both parties is valid. The newest lease supersedes the old lease (given both parties agreed to changes and it was signed)
