We have been renting our house to a couple we kinda knew for the last year and a half. For the last six months, there has been reason after reason why they can't pay on time, it'll be next week, tomorrow, next Friday, etc. They owe us $1,800 and rent is $1,100 a month so they do eventually kind of get caught up. They both work full time and do make more than enough to pay rent and we try talking to them but nothing happens still. So to get to the point, we plan on filing notice to pay or quit paperwork tomorrow. Which says we have to give them 60 days in Missouri since it's a year to year lease. But we also have them in a contract where they have agreed to buy the house for $125k approx, they've supposedly been working on fixing their credit. Do we add that $125k to the notice to pay or quit or do we have to wait until they move out to sue them? And do we have to give them the full 60 days when we have been telling them over phone calls and texts they need to pay for the last couple weeks/months? By the time we wait another 60 days they could possibly be four thousand behind.

I'd suggest seeking proper legal counsel on this one to confirm the best way of dealing with it.
