Have a tenant for the other part of my duplex and was looking for the best, simple, and maybe free lease that is legitimate.

get a download from the TREC website (Texas Real Estate Commission). It is the one the TX courts abide by.

Yes but it says on this page - http://www.trec.state.tx.us/formslaw...-contracts.asp

"TREC does not promulgate listing or buyer representation agreements, property management contracts, forms for commercial property, or residential leases (other than temporary residential leases used in connection with a sale). Contact your attorney or a trade association for such forms."

You can certainly use a general template for your state but it's very foolish to look for "cheap" and not pass such a template through a good real estate attorney who will tailor it to your specific property and specific needs. A template is exactly that, "a pattern which provides a gauge or guide".

You can use a free lease form off the internet but it will probably have so many holes in it one would think it was a piece of swiss cheese. Have a lawyer draw one up for you. The money you spend now could save you thousands in the future.
