For the first time in years they started repainting parts of the walls and doors of the building here. Seems like out of nowhere and without a clear reason (the walls and doors are perfectly fine with the old paint). Is it a sign or first step of rent increase in the near future?
another possibility is that that with taxes, you can either invest in the company (repainting rental property) to write off expenses or pay the tax man on income. Usually this happens later in the year, but maybe they got burned this year nd their CPA suggested more expenditures for 2015.
Paint needs to be redone "first time in years" before it starts to peel. If you wait to repaint until the old paint fails, then the cost of repainting goes up considerable.
I suspect that you can expect a rent increase, not because of new paint, but because rents are going up everywhere.
Unless your unit falls under rent control... the market determines rent.
We use a 12 year paint schedule for exterior paint... works in our climate.
On the other hand... fresh paint is often done in preparation of sale or re-finance.
We just painted a triplex and it really does look great... one of the partners said it looks so good that we should test the waters and see what kind of interest it generates by listing it...
Why would they spend the money for something not necessary?
Because they deemed it necessary and don't need your permission. Can you expect an increase in rent? Maybe, but it has nothing to do with paint and everything to do with the fact that rents are going up everywhere.
I personally like the look of fresh paint...where I live paint fades quickly and nothing looks as bad as faded paint.
