Does anyone have a good experience with an online reference check company? Any bad ones I should watch out for? I want evictions, past addresses, credit worthiness and criminal all checked. Thanks in advance.

I know other landlords who use the screening service through TransUnion called Smart Move:

I use talentwise.com they have a pretty good tenant screening but its on the higher end price wise at $35. I looked at transunion but from their description you don't get to view anything they just give you a recommendation, I could be wrong it was just how it appeared to me. I want to see the whole picture and assess the risk myself.

Oh and smartscreen.com at $30 each.

I use transunion and you get more than a recommendation. You get eviction/credit check for like 25 dollars and the national background check is an additional 10 dollars so total 35 dollars. Also if there's any judgements it will come up etc.

I always recommend MyRental.com. It offers all of the services you mentioned and the results are always quick. The prices are great for the service offered, but here's a tip for you: charge an application fee and you can avoid ever paying for the check yourself.
