Is there anything you can do to make his stimming less noisy. Like buy him some fluffy slippers to do it or buy a shag area rug so he makes less noise?

Sorry to hear you're facing this problem. A few years ago I cared for 5 autistic boys aged 9-11 in a residential setting. They came into my group as little boys and left at age 12 as teenagers. They were not only taller and more muscular, but they were becoming interested in girls, etc. It sounds like your son has reached a point where you may see many changes, as autistic people still have a lot in common with everyone else. Best wishes to you; you sound like a very caring parent.

Ithink you'd do better to look for a single family housing rental to make life easier.

Here's a random thought, does he stim in one room? Can you lay a king sized egg crate mattress foam on the floor and then a 6 x 9 rug? That way he won't trip on it. It might muffle his walking. Does be wear shoes? Id he needs something on his feet, maybe thick socks or slippers?

You really don't have to worry about getting evicted as long as you pay rent and don't overstay if you are asked to leave. Of course, you do run the risk of having them not renewing your lease, but there is every chance that they look at the new guy as the whiny, high maintenance tenant and don't renew HIS lease.

Is there a reason that you would have trouble renting elsewhere?

Not having your lease renewed is not the same as eviction. A notice to vacate/premature lease termination isn't an eviction either; its simply the LL saying "you've violated the lease, please go."

As your son gets larger, this might be an unfortunate reality that you must face. Actually, renting in general, this is a reality that you probably have to face.

I bet the apartment complex management would be glad to find you a downstairs apartment before your current lease expires. Because they would like to make the downstairs neighbor happy.

Ask the complex if they can work with you on finding a downstairs unit, when it comes available.

Sorry that you have to deal with the rude neighbor banging on your door.

.
Look at it from his point of view, he rented an apartment and has someone running and making loud noises that disturb him.

He may be whiny to you, or maybe he is at his wits end about the noise and wants peace and quiet in the evening.

The OP should not ever rent an apartment where someone is below them. It's unfair to the tenant that is below.

Of course it's easy to understand that it's a medical issue when you don't live underneath the problem.
