Is there such a thing as a legal rental in California? Renting bedrooms and garages in typical family homes is very common, at least in Orange County.

40 years ago I took care of a family with 2 kids. My pay was $100 a Week Plus my son & I had a over the garage small apt. as part of my pay. Think about the Cost of paying for cost Now a days to care for a 90 year old! I had a home health aide come to my home for 10 hours a week care. The VA paid the company she worked for $65-$95 for each visit. That was 2 day 3 hours & 1 day 4 hours. BTW Most of the time they sat on their Butt. So many things they were Not allowed to do!!

He has been a good tenant as far as paying rent on time, and taking care of his property, properly. With me being here his job list has gotten cut short. I let him know he didn't need to come in the house to tend to dishes, and trash (he'll still sneak and do it) he can get her the paper in the morning, her mail, or escort her to the car for her Sunday brunches like he's been doing but has stopped.

Friendly discussion quickly turned sour, as I reiterated what my grandmother had already told him that he would cover his expenses, so that his rent could remain the same.

My grandmother had home health aides as well, and she turned out to be a bit more independent than they had previously assumed. Plus like you said there were many things they weren't allowed to do.

I completely understand what you're saying and I would agree with that, only if he did a lot more.

The help she needs is more so in-house like cleaning, bills and cooking.

I'm with her so he is only sneaking over here when I'm gone to wash dishes, and collect trash. Which is usually her dishes from breakfast, and trash from the night before.

So you want him there or no? If he's paying $350 in rent but it's costing your G'ma $350 for the services he is living there free. That's pretty good for cleaning dishes and tossing the trash 30 feet.
I would simply ask him to move. If you're not in rent controlled give him the required amount if time notice and raise rent to whatever market rate is. Be ready to start eviction

After I was lad off & then, desperate, I took a position as a home health aide. A fancy name for housekeeper & older sitting.

You are correct that the aides are restricted due to state laws. And there was one woman I was an aide for who had dementia. She had to be watched constantly as she was a 'runner'. I usually could catch her but once, I had to use the facilities. Usually I tried to wait until she fell asleep in her chair, but this time I couldn't.

Well that stinker got outside without a coat, boots & hat on & it was the middle of winter. So yes, sometimes we just sat with the client to keep them safe. Other times there was a lot I did to keep her occupied.

These are things you have to take into consideration. Your gramma was looked over WHEN YOU WERE NOT THERE. You can thank him, tell him you will be doing that now & mention the going rate of apartments in the area. Give him a choice to either pay the new rate or thirty days notice.
