It seems like all of the Zillow home rental listings in my area are broker represented. What percentage of prospective renters use brokers? What happens if a broker finds a home that fits what their clients want but it's for-rent-by-owner? Will they just skip it like it doesn't exist? Ask their client if they will pay them a little commission for finding it?

I guess what I'm asking is should a for-rent-by-owner offer a commission to renter's brokers? If so how much for a home that rents for 6K per month? My main concern is the marketing and finding of renters -- not so much the screening, contract, etc.

Another one? You need to hire an agent and get the highly localized advice you keep asking about, I've said this before. Your deposit thread and this one are completely local questions, not to mention the rent questions from a week or so ago, and really don't belong in a forum such as this.

If you want a broker to find you a tenant, then you are going to have to pay them a commission.

No, a broker will not show your house unless you have arranged with them in advance to pay them a commission.
